"A wise woman once told me … To find a good rental, you must know yourself.' How true this simple advice is.
"The rental options on Martha’s Vineyard are extensive; from seasonal one-bedroom camps to magnificent, oceanfront homes. With such a banquet of choices, your happiness is directly related to how well you express yourself when using an agent to locate your vacation home. Are you seeking the proverbial “old Vineyard” or are your needs more glamorous? Rental bliss is in direct proportion to knowing what you want.
"The quality of a rental property is principally reflected in its rental price. Features such as private beach access or locations by conservation lands or great ponds can make a good vacation house a great vacation home. All these features -- to one degree or another, are expressed in the price. Knowing the trade-offs you are prepared to make between the caliber of the house, water views or distances to the water will serve you well.
Your rental choices are a reflection of you. … Know thyself."

"Browsing rental options on-line is a great first step in locating a vacation rental but consulting a broker, who knows both the neighborhood and its available homes is the single most important follow-up. Cronig's Real Estate has been doing summer rentals for almost 91 years, having served generations of owners, buyers, landlords and tenants. In fact, many former tenants have gone on to buy their own homes which they in turn place with us as rentals. In addition to local market knowledge, its hands on service that is so important to homeowners and tenants alike. When a broker handles a rental any unforeseen problems can be dealt with immediately. Prompt attention saves not only the precious moments of a tenant’s vacation but often saves the landlord from possible damage to his investment as well. While technology is wonderful tool, it is market experience and personal service that makes the difference between a good choice and a great choice. "

"Choosing a vacation rental on Martha’s Vineyard involves having the answers to several important questions, most of which depend on the size and configuration of your party, preference in location and setting, and the price range, of course Some families want extraordinary water views and easy beach access and care little about the appointments in the house. Others know that they will be entertaining and need commercial kitchens and a comfortable home in which to host guests for cocktails and dinners. Similarly some visitors want nothing but access to nature and an escape from the modern world, while others need internet access, cable or satellite tv, and central air conditioning. If the group includes several couples, a home with two or three master bedrooms is appreciated, whereas for a small family, a classic cottage could be just right.
"Clearly there are many variables to factor in making a decision. The trick is to consider your family or group and how to optimize everybody's experience - maybe the decor or commercial kitchen isn't necessary when you can barbecue and enjoy a more classic summer setting on the deck.
"The good news is that the Island is rich in varied landscapes and environments and one will enjoy visiting each of the different towns and beaches. There will be new opportunities each summer, but it is important to remember that you are spending yourprecious time with people you care about, and that whatever choices you make regarding your vacation rental, you will be on an Island that brings out the joy and fun of summer for everyone. "Because a vacation on the Vineyard can be expensive, speak to a professional you feel comfortable with...a realtor who has extensive knowledge about the Island and is willing to listen and make recommendations based on the needs of the individual or group/family. Having an Island-based contact for a rental property is imperative - verify that the realtor is going to be available if there are any issues at the rental property. Ask for additional photographs if more detailed information is needed for the decision-making process. Ask the realtor how long they have been in business and if testimonials are available from satisfied clients. Be sure to inquire about the cancellation policy, and finally, beware of properties represented by little information and poor quality photographs. A responsible and service-oriented realtor is always willing to provide their clients with current and accurate information and an exceptional level of service. "
